Mayor Lori E. Lightfoot and Commissioner Maurice Cox announce VolumeOne Design Studio LLC together with Civic Projects Architecture (Community Engagement), Landon Bone Baker (AOR), Omni Workshop (Landscape), Seek Design (Interiors) to be the winners of the RFP for the INVEST South/ West Chicago, Bronzeville RFP.
KMW Communities (Chicago), Bronzeville Partners (Chicago), LG Development Group (Chicago) are the developers and MB TEAM (Chicago) is the marketing firm.

The Legacy District development expresses cultural vitality and fosters pride and a sense of place through a characteristic identity and quality open spaces. Perceived as Bronzeville’s food, art & culture corridor, the neighborhood offers a historically active and vibrant art and music scene, which is complimented by the integration of the proposed corner plaza offering spill-out space for the food market and the adjacent colonnade along 47th Street to activate the street and diversify spatial qualities within the corridor. The proposal is designed to be family oriented, with two-thirds of the units being large 3-bedroom units and about one third being 2-bedroom units. The 4,700 square-foot rooftop farm not only provides residents with proximal access to nature and a space for gardening, but it also opens opportunities for educational programming.

Today we celebrate the groundbreaking of the Osi Art Apartments at West End. It will be one key node of the ‘West End Gallery District,’ a UNESCO Neighborhood City of Design partner, envisioned as a local and regional destination celebrating arts and culture and nurtures creative entrepreneurs.


Osi Art Apartments at West End is being developed by Rod Hardamon, chariman of the URGE Development Group and George N'Namdi, owner of the N'Namdi Center for Contemporary Arts. The project will provide 30 new units, of which 50% will be affordable.

Detroit Mayor Mike Duggan announces the redevelopment and adaptive re-use of the historic Stone Soap building will be one of the first projects in the larger plan to transform the East Riverfront of Detroit. Detroit’s VolumeOne Design Studio is responsible for the iconic transformation of the building. The Stone Soap redevelopment is part of the city’s larger East Riverfront framework plan, designed to return the riverfront back to the citizens of Detroit. Under the plan, the East Riverfront area will continue to be transformed from a former blighted, industrial area into a vibrant waterfront for all Detroiters.

By adding a three to six-story structure the redevelopment of the historic building will be turned into a new, 124,000 sqft mixed-use structure that includes the renovation of the existing structures. There will be 64 new residential units, including condominiums and rental units, 20 percent of them reserved as affordable housing.

The project also includes new retail space and new, permanent performance space for Shakespeare in Detroit, a locally based company performing Shakespeare’s works across the city. Volume One Design Studio and Frank Arvan, Director of Design for the Banyan Investment Group are collaborating in restoring the historic existing buildings and creating an exciting iconic modern addition that connects to Detroit’s industrial past.

Principal at VolumeOne Design Studio and Taubman College graduate studio coordinator Lars Gräbner speaks at panel discussion, A City For All: Future Housing Models for the City of Detroit. The panel discussion is part of the Detroit Design 139 Exhibition that is on view September 14-30, 2017.

In Fall 2016, University of Michigan Taubman College Master of Architecture students collaborated with the City of Detroit in a semester-long design studio to generate creative ideas and innovative proposals that demonstrate how housing can contribute to urban, social and economic development within the City of Detroit. The studio produced approximately 50 projects across 13 studios, and eight of the 50 projects are highlighted in the exhibition.

Two VolumeOne projects have been selected to be included in the Detroit Design 139 exhibition.
The Detroit Design 139 is an architecture advocacy platform that organizes thought-leadership design initiatives focusing on Detroit's future built and natural environment. An international jury has selected 18 submissions which are on display in the recently renovated 1001 Woodward storefront along Campus Martius in the heart of downtown Detroit.

VolumeOne contributes with the 644 Selden Redevelopment in the adaptive reuse category, a vital contribution to the Selden Innovation Corridor, and the Cass & York Condominium and mixed use Development in Techtown, in the new Construction Category. The exhibition opens September 14 and runs through September 30.

Apart of the newly announced $20 million Selden Corridor Initiative, the Selden Corridor Redevelopment consists of the adaptive reuse of a former commercial work yard into future residential, commercial and mixed use buildings that will act as a vital connector between Second Avenue and the Midtown West Development in Midtown, Detroit.

VolumeOne Design Studio LLC together with PDH Development Group LLC have been announced the winners of the RFP for the former Wigle Recreation Center Site in Midtown Detroit. The more than seven acre site will be developed as Midtown West for a walkable and integrated residential extension to the Cass Corridor and will offer 175 rental units (of which 20% will be affordable), 160 for sale units, about 8,000 square feet of retail space, and a one-acre public green space in it’s heart.

The $77 million development was conceived by principals Lars Gräbner and Christina Hansen of VolumeOne as a sustainable and well integrated medium density housing development with clearly defined public spaces, pedestrian connections and semi private courtyards. A variety of housing types contribute to a distinct neighborhood character, while the reconfiguration of the historic street grid with the extension of Fourth, Tuscola and Brainard Streets contribute to the overall Midtown district.

Groundbreaking is planned for the fall of 2018.

DETROITography = Detroit Cartography/Geography – the website is about maps and geography of Detroit. It writes about maps that other people make about the city as well as create their own maps of Detroit.

Lars Gräbner (Associate Professor at Taubman College of Architecture + Urban Planning in University of Michigan) led his studio team from graduate school to China for the global architecture and urban design studio, named Global Workshop. In Zhengzhou and Beijing, the team was joined with students from BUCEA (Beijing University of Civil Engineering and Architecture) and designers from SPD Beijing.
