		<description>
	Midtown West
900 Tuscola

900 Tuscola is a 67-apartment mixed-use development located within the Midtown West development overlooking the newly planned Wigle Park. The development will be an integral part of the “Selden Innovation Corridor,” that offers opportunities for entrepreneurs and start ups in the food and entertainment industry. Developed in several phases, 900 Tuscola is the second of four projects currently in Design Development.
A five story building along Fourth Street and a four story building along Tuscola are connected with a bridge and react to surrounding historic structures through aligning setbacks and carefully placed, volumetric projections. The sensitivity of this urban approach contributes to the character of the neighborhood without destroying its existing fabric.
The development will provide an eco-friendly, lawn-less courtyard garden to reduce exterior maintenance cost and provide a unique amenity for the residents. Several private seating areas, barbecue, and other outdoor activities are embedded in lush native vegetation. In addition to a small outdoor plaza overlooking “Wigle Park” 900 Tuscola provides a small retail space and a dog park for the entire neighborhood.
Cost savings were achieved through the implementation of a very compact and highly efficient design. The project achieves an economy of structural system by implementing a scalable and modular unit layout. Consequently, the building offers a variety of unit sizes for a broad range of demographics in order to enhance the community and promote a socially sustainable community.
Groundbreaking is scheduled for fall of 2022.

<description>Osi Art Apartments @ West End

The The Osi Art Apartments at West End will be one key node of the ‘WEST END GALLERY DISTRICT,’ a UNESCO Neighborhood City of Design partner, envisioned as a local and regional destination celebrating arts and culture and nurtures creative entrepreneurs. The WEST END GALLERY DISTRICT is located along Grand River Avenue between Canfield and Martin Luther King Jr. Boulevard it will support emerging businesses, development opportunities, and cultural activities through the creation of three nodes: The Arts/ Retail Incubator Node, the Community Gathering Node, and the Neighborhood Retail Node. The The Osi Art Apartments at West End is embedded in the Greater Corktown neighborhood, a diverse and vibrant area within walking and biking distance of Detroit’s Downtown and Midtown. The location on Grand River Boulevard resembles a visible landmark not only for the Gallery District, but also as a gateway to Greater Corktown itself. The height and form of the building reacts adequately to the wide street and with its colorful façade, becomes a characteristic advertisement of the inclusive nature of its development. The developers partnered with the New York/Nigerian artist Osi Audu to collaborate on the artistic design of the façade. His work ‘Self-Portrait, Red Cap Chief – Etsako Head’ (2016) was the inspiration to give the building a specific and characteristic form with a large saw-tooth roof and angled façade elements to reveal the applied artwork in an engaging and synergetic whole. Angled balconies add to the vibrancy of the façade, while engaging the street and the neighborhood in the north.Acting as a Neighborhood and Retail anchor the building will house a 1,856 sqft Art gallery featuring local, national and international artists and small retail spaces for Detroit’s emerging small businesses. However the primary intention of this design is to provide much needed affordable housing units. The 30 compact units offer all amenities needed for a contemporary life style. The nesting of the units allow for generous proportions of space within the units and create a clean built-in character of the open kitchens thus appearing larger than they are. Each apartment has an about 8’ x 8’ balcony to extend the living space and quality of life. The units also take advantage of the orientation of the site, which allows for a minimum of at least three hours of direct sunlight in each space of the building – a necessity for a healthy living environment and reduction of energy consumption. The building’s mechanical systems will contribute to the overall low maintenance cost and affordability of the units, while reducing CO2 emissions and mitigating storm water discharge during big storm events. The most cost effective measure to reduce energy consumption is to generate at least 40% of the domestic hot water with a passive solar hot water system while storm water retention holds storm water until it can be either released into the ground or the sewer after the event, reducing the storm water overflow risk.

		<description>The Legacy District
The Legacy District is a mixed-use development which expresses cultural vitality, fosters pride and creates a sense of place through a characteristic identity and quality open spaces. The form of the building is generated like a folded ribbon, derived from the scale of the historic low rise commercial buildings around the site. While winding up to include scales and proportions of larger neighboring buildings, a sculptural façade toward a newly generated urban open space is formed. Within the form of the building local art will be serve a valuable and integrative component of the design of the building.Perceived as Bronzeville’s food, art &#38;amp; culture corridor, the neighborhood offers a historically active and vibrant art and music scene, which is complimented by the integration of the proposed corner plaza offering spill-out space for the food market and the adjacent colonnade along 47th Street to activate the street and diversify spatial qualities within the corridor. The envisioned two-story flexible and adaptable culinary and entrepreneurial space is programmatically and spatially adaptable to neighborhood needs and changing businesses over time. It will serve as a catalyst for business development in conjunction with the YWCA, the support of food training and entrepreneurship, and opportunities for community events of different kinds, from celebrations, music events, art exhibitions, cooking competitions, to symposia and lectures. The proposal is designed to be family oriented, with two-thirds of the units being large 3-bedroom units and about one third being 2-bedroom units. Healthy living is promoted by integrating balconies for all units and every bedroom and living room. Many units include additional gardens and terraces. The 4,700 square-foot rooftop farm not only provides residents with proximal access to nature and a space for gardening, but it also opens opportunities for educational programming. Additionally, the rooftop farm is envisioned as a vital resource for food entrepreneurs in the building.

		<description>27th Ward, Chicago

Community and Economic Development Study

The goal of the study is to demonstrate the
economic and social potential of the redensification of a neighborhood in
Chicago’s West Side. We selected a one square mile area in the 27th
Ward which needs affordable housing and jobs. We saw the highest potential in
an area with a high number of publicly owned vacant properties to start the
conversation about social equity and urban sustainability with the goal to
create a more equitable future for all. &#38;nbsp;

The
27th Ward is home to some of Chicago’s most iconic places and recently
most prosperous neighborhoods. The
West Loop alone has seen a 127% population growth in the last 15
years. Since 2009, 1,049 new homes have been created in the 27th
Ward, however 120,000 homes are still needed. The removal of more than 1,500
older buildings - residences that would otherwise be the “naturally-occurring”
affordable housing - has exacerbated the housing shortage.

The concept is
to tap into the city-wide Affordable Requirements Ordinance (ARO), Chicago’s
inclusionary housing program. The study demonstrates the level of impact the provision
of off-site options can have for community development. The study shows that
the strategy for an off-site fulfillment of the ARO requirement contributes
significantly to the reduction of the gap in affordable housing supply while
creating an equitable and sustainable community and activate economic
development.

The publicly
owned vacant property, which makes up for about 6% of all buildable land in the
study area, resembles an asset to the strategy. The supply of affordable homes
can be stimulated by decreasing vacant publicly owned land and stabilizing the
population.

The one square
mile study perimeter has 214 city owned properties of a total of about 18 acres
of by-right buildable land. The study concluded that an estimated 1,400
dwelling units could currently be provided on these properties with an estimated
population growth of about 5,600 and 1,200 new jobs

The diverse
sites offer the potential to develop a variety of typologies, from single
family homes and duplexes to townhouses and multifamily buildings. While several
sites are in traditional residential neighborhood settings, a few large and
consecutive sites along the train tracks caught our attention. Formerly
industrial land, the sites offer today unique opportunities to realize mixed
use typologies for different lifestyles and economic opportunities. &#38;nbsp;Five to seven story buildings, in single
loaded access layout, form a sound barrier to shield the neighborhood from the
noise impact of the trains. The buildings themselves are protected by the
corridor or wintergardens towards the train tracks. The units have the
possibility to have balconies towards the west, overlooking the neighborhood.
The lower levels offer spaces for the residents for workshops, small retail,
daycare and the like. The workspaces activate a north south lane - a shared
space for pedestrians and bicyclists, children’s playgrounds and outdoor
seating opportunities as well as for local vehicular delivery traffic and
parking. The affordable workspaces are meant for residents to start a business
or to offer services for the community.

We have tested
several other housing and mixed use typologies to accommodate the various life
styles and demographic differences in order to promote diversity and inclusion
while initiating socially and economically sustainable development.

		<description>Fourth &#38;amp; Selden

The 26-unit condominium building on the corner of Selden Street and the reintroduced Fourth Street defines the street by being built on the property line, offering two storefronts, the residential entrance and a visually interactive gym space. The Residential entrances on Fourth Street are within visual proximity of each other, enhancing the sense of community. The modest retail spaces, primarily on Selden Street are meant to be affordable for local vendors and serving the residents in the immediate neighborhood. It is the goal to develop Selden Street to a thriving commercial center as part of the Selden Innovation Corridor. With its three stories, the building is of similar proportions as the majority of buildings in the historic neighborhood, which promotes using the stairs for the daily routine. A gym on street level not only offers a health amenity, but interacts visually to the street and the nearby new district park.Irregularly spaced punctured openings create the appearance of a solid and contiguous mass, therefore deliberately creates a calm but strong counterpart to the ornate historic buildings and sets itself apart from the playfulness of contemporary architecture in the district. The solid façade material helps mitigating the sound impact of the nearby highway on the west, and interprets the character of the historic buildings, while creating a low maintenance, durable building stock.Fourth &#38;amp; Selden offers the desired mix of contemporary unit layouts with different sizes from studio units, one-bed room units, and two-bed room units. The units have been designed to feel more spacious than they are thanks to a continuous internal circulation and sliding doors offering longer sight lines. These additional sliding doors allow transforming the unit from a traditional special configuration to that of an open plan. The building also boasts a roof terrace to the east, overlooking Midtown and offering a view of the downtown Detroit skyline. Access to the roof terrace encourages residents to interact and take care of this communal space to host parties and events, or simply relax on the roof deck.

		<description>691 W Alexandrine
The proposed project consists of two parts. One is the rehabilitation of the existing two-story duplex in the rear of the lot (687 and 689 W. Alexandrine). The existing duplex is currently uninhabited. The second part of the project consists of a new construction of a three-story multi-family residential building with parking located below the building (691 W. Alexandrine). The new construction replaces a former two-story building in the same location, which has been demolished during or before the 1950’s, according to records (Sanborn maps). The lot is zoned SD2 which promotes multi-family development and discourages low density typologies, such as single family or duplex buildings or town houses. The existing building on the lot was built around 1905 and is a contributing building in the Willis-Selden Local Historic District. The site encompasses 5,350 square feet, with the two-story duplex encompassing approximately 2,232 square feet, which is located on the rear of the lot and a rear setback of 10’-0”. The front of the lot used to be occupied by another two-story structure, which has been demolished some time before 1951. The Sanborn maps, included in this document (pages 6 and 9), reveal the history of the lot.The existing building has a red face brick façade with modest decorative elements, which include an entrance porch on the main entrance and a small awning over the second entrance to the unit above. The windows are double hung (6 over 1) and made of a wood frame with single pane glazing with thin muntins. The windows are deteriorated to a degree that prohibits restoration and are planned to be replaced by equally designed new windows with matching profiles and appearance. The wooden structure of the porch is in equally deteriorated condition and reveals non-original wood and ceiling panels. The aspiration is to reconstruct the porch to a historically adequate quality and detailing and to apply a color scheme adequate to the historic district.Furthermore the facade shows signs of a cornice, which no longer exists. A modest and historically correctly proportioned new cornice will be installed and will be painted in the same color scheme as the porch. The renovated units in the existing building will include access to the roof via a roof hatch. The new roof deck handrail will be setback 5’ from north, east, and west facades to minimize its visual impact from ground level. The unit on the ground level will also have access to the basement, which will require a new window and light well on the west facade to maximize the natural light and to comply with egress requirements. The new window will be the same style as the historical windows in the existing building. The light well will be of minimal visual impact to the historical building and will only be visible from the west side. The proposed configuration of the two buildings on the lot allows for two parking spaces for the existing duplex. However, to provide adequate clearance for maneuvering vehicles, we propose to alter the historic building’s steps and reinstall them on the side of the porch. Any repair and reconstruction will be executed with reclaimed brick from the same building components. The second part of the project consists of a new three-story multi-family residential building in the same location as the former, demolished building. The new structure will be located on the property line on West Alexandrine. This attempt to redensify the lot results in a continuation of the street façades along the street, which contributes positively to the urban character of the streetscape. The proportions of the new building in terms of height and width fits adequately between the two larger residential buildings on either side of the lot and in respect to the historic context. To achieve feasibility of the building the proforma required the provision of a minimum of three units, one egress stair and no elevator. The limitation to three floors resulted in the provision of parking at EL. -2’-10” to not be counted as an additional floor. The proposed façade material are weathered steel panels in resemblance of precedents found on Selden Street (The Selden) and on W. Alexandrine Street across the street (The Elmore). The material of weathered steel will naturally age over time. We believe that the weathered steel fits perfectly into the primarily brick and limestone context of the neighborhood. Due to the construction type of this building (light wood framing) brick cannot be applied for structural reasons. The dark bronze colored window frames in the new building will reference the dominant dark colors of windows of the adjacent buildings.

<description>The Saxer and Saxer Annex Apt.

The Saxer and Saxer Annex Apt. are four story twin buildings,
built in 1924 in Detroit’s New Center neighborhood. The building with 56 micro
apartments was in the process of being rehabilitated after a long uninhabited period.

Originally, each apartment occupied the space between two light
wells, which generated small studio apartments with several partitions for bed
and bathrooms and limited level of privacy. &#38;nbsp;The adjacent apartments offered their only
view into each other, compromising privacy.

The deterioration of the existing building allowed a total
demolition of all non-structural partitions and opened the possibility to reorganize the units. Without changing the size and number of the units, we found a solution where each apartment wraps around one light well, and consequently increase the level of privacy. The spit of the unit created one-bedroom units, rather than studios, with a clearly defined kitchen and
living area on the one side and a bedroom with bathroom on the other, connected by a closet lined corridor with windows into the light well. The efficient arrangement of the kitchen, closet and bathroom
components along the corridor eliminated any additional partitions in the unit
and generated more flexible and generous living conditions within the same
area.

		<description>Selden Corridor Redevelopment

A part of the newly announced $20 million Selden Corridor Initiative, the Selden Corridor Redevelopment consists of the adaptive reuse of a former commercial work yard into future residential, commercial and mixed use buildings that will act as a vital connector between Second Avenue and the Midtown West Development in Midtown, Detroit. The work yard includes the historic Smith Welding Supply Building (666 Selden) and the historic Owosso Casket Building (644 Selden). 644 Selden will include a restaurant, an accelerator and incubator space, and 8 new rental units. 666 Selden will feature a brewery training school and arcade.A vital part of the project is not only the public and commercial functions which will allow for start up companies to have a fertile ground for creative exchange and activities, but also the integration of residential units as a contribution to social sustainability, walkability and vibrancy in Detroit.

		<description>Smith &#38;amp; Co.
Smith &#38;amp; Co. is a restaurant located on the ground floor of the former Owosso Casket Company Building of 1917 and is situated within Detroit’s Midtown Selden Innovation Corridor. The design philosophy for the restaurant has been inspired by the characteristics of Northern Michigan’s landscape. The design of the 7,700 sqft dining space not only focuses on the culinary philosophy of a delicate and refined small plate menu but also incorporates the history of the building. The concrete and brick interior of the original structure has been exposed and certain original items, such as the garage doors and some pieces of steel furniture are reminiscent of the last use as the “Smith Welding Supply Company”. New untreated and raw steel as well as natural wood and leather throughout the space pose a sharp contrast against the textures of the existing brick walls, partially tiled floor, as well as the concrete ceiling and columns. The juxtaposition of the old and the new not only narrates the history of Midtown Detroit’s manufacturing past but also reflect the recent vibrant changes in the cultural transformation in the area. The carefully selected use of materials and their application in various interpretations allowed the design to offer opportunities to introduce several distinct spatial characters in the relatively large restaurant. The inspiration came from the differentiated characteristics of Michigan’s northern landscape and life, such as the ‘Beach’ as a casual lounge, the ‘Camp’ with tables for larger groups, the ‘Forest’ with themes of green, the ‘Cabin’ with a wooden suspended ceiling and restored historic tiles on the floor, the ‘Harbor’ with a view to the courtyard, the ‘Lake’ with its long elegant concrete and soap stone bar and the Night Sky’ with it’s mysterious darkness and sparkling stars. The seven areas are separated with steel screens, some of which hold lit wire mesh glass for more privacy and a metaphoric interpretation of a lighthouse or an old cabin. Several suspended ceilings with wood slats define the low seating areas whereas other areas with high ceilings and exposed ductwork offer yet another defined character. The most refined element in the restaurant, however, is the long folded brick wall at the kitchen. Here, in the ‘Forest’ area, a gradient mix of glazed emerald and clay-coated iron spot grey-green brick are reminiscent of the haptic feel of moss in the depths of a forest.Diners at the window area in the ‘Harbor’ character of the restaurant experience yet a different ambience. Brick-pattern fritted glass windows and doors were designed to draw light into the space, as well to provide shading for the guests. The view to the outdoor patio with it’s fire place connects the inside with the outside and allows the social interaction between the activity in the courtyard and within the restaurant.
